Caretaker -vs - Renter
 

The advantage is simple; our caretakers are subcontractors, not renters. As such they are bound to vacate the property with as little as ten days notice. Compare that with the 30+ days it can take to remove an unaccommodating renter. They are also obligated to maintain the home in “ready to show” condition at all times and will make arrangements to be away from the home during an open house, or other scheduled showing. They will make minor repairs to the home, incident to their occupancy. Caretakers are also required to carry liability insurance ($300,000 minimum) to protect both their interest and you as the homeowner’s interest in what happens on the property. Property Solutions of Las Vegas will also carry $1 million in contractual liability insurance.

Most homeowner policies will not maintain the previous levels of coverage on a home after is has been vacant for greater than 30 days and some will not insure it at all. In addition, the premium for your policy will likely increase. If your home is still insurable, coverage for vandalism and malicious mischief will likely be dropped. If you want to buy these back as additional lines of coverage, they are often several times the cost of your original insurance premium. Once your home is vacant, the insurance company requires a structural protection policy (commonly called a rental policy) to be in place. What this means is that the structure is insured against a major claim such as a fire, broken pipe, or other type of loss. Property Solutions of Las Vegas’ unique approach to this problem is to have a live in caretaker stage your home to increase the likelihood of a sale, while at the same time ensuring the insurability of your home!
